If when undertaking a project affecting your unit's exterior, you make good use of the system of Standards and Pre-approvals, it will help you protect your unit and maintain its market value. That ultimately, is the purpose of the WR system of Standards and Written Pre-approvals.
- STANDARDS. To help you determine how best to go about a project, the Board has developed and published standards for materials and installation of a number of items. In addition to making sure what is produced fits in well with the larger WR community, these standards can help you nail down what your project is likely to cost you and may help you determine if you are skilled enough to do it yourself.

- WRITTEN PRE-APPROVALS. Even if homeowners have read the standards related to their project and are sure they are conforming to them, experience over almost two decades has proven that the human mind can interpret instructions in amazingly different and unexpected ways. That is why the Board of Managers (BOM) requires written pre-approvals for virtually any project you might contemplate for the exterior of your house. It ensures there will be an additional set of eyes to protect your interests and help you avoid the risk of costly and inconvenient do-overs.
The Quick Reference to Required Pre-approvals lists most types of projects—but not all. The table also notes where insurance issues and Town of Greenburgh permits and inspections may be required.
What if your project isn't listed in the Pre-Approval Quick Reference table? It becomes a Special Project requiring: (1) a proposal to the BOM, and (2) written pre-approvals from them before starting the project.
